Rental FAQ’s

Many questions may be answered by reading our “General Policies”

Q: What do I need to qualify?
A: Your previous rental/owner history is very important. Consistent payments and the quality of care you gave the property will be a major factor in qualifying a prospective tenant. Your employment, income, and credit report are also checked. We like to see that your income is 3-4 times the rent per month (depending on your other debts).  ** HONESTY IS VERY IMPORTANT. IF YOU PROVIDE FALSE INFORMATION OR WITHHOLD PERTINENT INFORMATION WE WILL LIKELY FIND OUT AND WILL NOT APPROVE YOUR APPLICATION. **
Q: What if my credit is not good?
A: While perfect credit is not needed, the report itself gives us a picture of your payment history. Normally, previous evictions, collections from a past landlord, forclosures, etc. will be on a credit report. We are not credit score driven. *It’s important to know what’s on your credit report. You can check that at www.annualcreditreport.com or sign up for a service like www.creditkarma.com or other similar service.
Q: What about pets?
A: Check out the pet policy. It is a part of every lease. (We are unable to rent to anyone with a pit bull.) **NEW: If you have a pet you must be “highly” qualified in order to be approved.
Q: What if I’m not ready to move? Can you hold the house for me?
A: Once an application is approved, the house/duplex can be held up to two weeks. A “holding fee” equaling the security deposit will be required. If the lease is signed within two weeks, the holding fee will become the security deposit. If, for any reason, the lease is not signed within two weeks, the house/duplex will be put back on the market and the holding fee will be retained by Dove Properties as compensation for lost rent.
Q: If I am not approved do I get a refund of the application fee?
A: No. The application fee is not refundable.
Q: What is a “rent to own” and how does it work?
A: Many of the single family houses Dove Properties manages may either be for rent or rent to own. Generally, a rent to own will require from $2,000 to $5,000 down. The first year is treated as a rental period. The owners often will carry the note. NOTE: If  the conditions of the lease are broken or the  renter/buyer does not purchase the house, there will not be any refund.
Q: Does the rent include any utilities, yard care or anything else?
A: Normally nothing extra is included in the rent. We do manage a few weekly rentals that include utilities and any rental that has 3 or more units have yard care included. Most tenants will be responsible for their own: utilities, trash, and yard care.
* As of 11/15/2008 all tenants will need to provide proof that all utilities have been turned on in their name prior to signing the lease.
Q: What if we have our own appliances?
A: We always provide a stove and refrigerator. Almost all units have washer and dryer connections. Many have a dishwasher. If a renter prefers to use their own stove or refrigerator that is fine, but the rent amount will not change.
Q: Do you take checks?
A: Yes, but only for rent that is paid on time and in full. If a tenant has to make a partial rent payment they must pay with a money order or cashier’s check.
