Are you licensed?
Yes, Dove Properties is a licensed Real Estate Firm in Tennessee. -
Can I reach you after hours?
You may reach out through our website or text at any time. Emergencies are handled as quickly as possible. Other questions and concerns will be handled during regular business hours. -
Can you put the money directly into my account?
Yes, we can provide your payout as an ACH. -
Do you sell real estate too?
Yes, we are able to handle listing and purchasing real estate, as well as management of rentals. -
How and when do I get my checks?
For owners of 1-3 properties, you can expect your payout around the 10th of the month. For owners with more units, payouts are around the first of the next month. -
How is rent collection handled?
Our primary rent collection is through online payments, but we do have a dropbox and mailing address for tenants that prefer to pay by check or money order. -
How long of a lease do you sign?
We normally offer a one year lease, then allow it to go month to month. This allows flexibility for both the owners and tenants. -
How much security deposit do you charge the tenant?
Our deposits are similar to the rent amount. If a property rents for less than $1,000, we collect a deposit that is $50 less than a month’s rent. If the rent is more than $1,000, the deposit will be $100 less than a month’s rent. -
How soon can you start managing my property?
It is always good to consult with a property manager before your property is ready to be marketed. A property manager may have suggestions that will make your property more appealing to a new tenant, suggest upfront repairs or improvements, and can help you set a realistic rent amount. Management can usually start when a property is ready to be marketed and shown. -
What type of properties do you manage?
We handle single family homes, duplexes, and small multi-family properties. The sizes and amenities vary greatly. -
What type of reports do I get and how often?
We generate a monthly statement, and owners will have access through a portal to those statements, paid bills, receipts, etc. -
Who holds the tenant security deposit?
A tenant’s security deposit is held by Dove Properties in a local bank. The pet fee/ deposits are held there also.
