What do I need to qualify?
Your previous rental/owner history is very important. Consistent payments and the quality of care you gave the property will be a major factor in qualifying a prospective tenant. Your employment, income, and credit report are also checked. We like to see that your income is 3-4 times the rent per month (depending on your other debts). ** HONESTY IS VERY IMPORTANT. IF YOU PROVIDE FALSE INFORMATION OR WITHHOLD PERTINENT INFORMATION WE WILL LIKELY FIND OUT AND WILL NOT APPROVE YOUR APPLICATION. ** -
What if my credit is not good?
While perfect credit is not needed, the report itself gives us a picture of your payment history. Normally, previous evictions, collections from a past landlord, foreclosures, etc. will be on a credit report. We are not credit score driven. We do expect to see some good payment history. Having no credit history or only collections/charge offs makes it very difficult to approve. (NOTE: We look at “Paid Collections” as a positive.) *It’s important to know what’s on your credit report. You can check that at www.annualcreditreport.com or sign up for a credit monitoring service. -
What about pets?
Check out the pet policy. It is a part of every lease. **NOTE: If you have a pet you must be HIGHLY qualified in order to be approved. -
What if I’m not ready to move? Can you hold the house for me?
Once an application is approved, the unit can be held up to two weeks. A “holding fee” equaling the security deposit will be required. If the lease is signed within two weeks, the holding fee will become the security deposit. If, for any reason, the lease is not signed within two weeks, the unit will be put back on the market and the holding fee will be retained by Dove Properties as compensation for lost rent and showing opportunities. -
If I am not approved do I get a refund of the application fee?
No. The application fee is not refundable. -
What is a “rent to own” and how does it work?
We do not handle any rent to own properties. The link on the website takes you to www.nicehomes2.com. -
Does the rent include any utilities, yard care or anything else?
Normally nothing extra is included in the rent. We do manage a few rentals that may include a utility and any property that has 3 or more units will have yard care included. Most tenants will be responsible for their own utilities, trash, and yard care. -
What if we have our own appliances?
We always provide a stove and refrigerator. Many units have washer and dryer connections. Many have a dishwasher. We prefer to leave the appliances in the units if they are already there. -
Do you take checks?
Yes, but only for rent that is paid on time and in full. If a tenant has to make a partial rent payment they must pay with a money order or cashier’s check. They must also have an agreement in place with management before making a partial payment.
